If your tenant is allowed to remain for a certain period of time limit as per immigration rules, you must conduct a follow up check periodically.

If you fail to do a follow up check and get your tenant's permission, you can be fined .

Make sure to do the follow-up checks just before the date that's later.

- The documents are available at the Home Office
- They have an appeal or case pending with the Home Office
- The Home Office informed them that they had permission to rent.

After you have used checking service online, within 2 working days, you will receive a response.

To use this service, you will need to have the tenant's Home Office number.

If they don't have the proper right to rent documents or the landlord's verification service informs them that they aren't allowed to rent the property, you should not let them.

After the lock down, a boom in rental prices and gazumping tenants has caused London yields to surge. This reverses the fortunes of southern England's buy–to-let investors . 

In the wake of the tax crackdown, [landlords](https://www.rentoncloud.com/landlord) have been moving to North for better yields over the years. A new wave of small-scale investors has rushed to get back in.

Hamptons estate agents data showed that six of the top twenty local authorities with the highest share of landlord buyers reside in the south. This is double the 2019 level.

Rents in London have increased faster than flat prices. The country's highest rise was in yields, which rose by 0.4 percentage points annually. Yields increased by 0.6 points in Lambeth and Lambeth respectively. They jumped by two points in Hackney.

Sean Moore, 61 manages five properties in the vicinity of London. Occupancy fell by 60% during the pandemic; but now things are back to normal. Moore stated that agents are calling him daily to ask if they have any additional properties as the demand is high.

Estate agents were rushing to help him sell a flat in Islington when he first listed it. Moore made the most of this property by renting it for £210 per monthly, more than the £1,500 asking cost.

New landlords are also being attracted by the boom. "In Clerkenwell, Shoreditch, three properties were sold in the last few days to first-time investors in their thirtys," stated Mr Parker.

The desire to downsize and work from home is driving up demand for rental properties in the south of England. Richard Adamson from auction house Allsop said that "a number of investors follow the tenant demand for property further out."

According to Hamptons, 27 percent of buyers in Southampton and Portsmouth were landlords, while 23 percent in Plymouth were tenants. Katie Mason of Connells' estate agents' office, Plymouth, stated that supply is not meeting demand. She said that she only has two rental properties available and both are fully booked for viewings.

This market is moving so quickly that the landlord has yet to purchase one of these homes. The seller is closing on the sale on Friday, and will market it Saturday.

Andrew Loudon of Morris Dibben Estate Agents in Portsmouth said that "properties we rented in 2019 at £750 per month now rent for £950."

15% of the 430 properties Morris Dibben’s Southsea office oversees are new landlord purchases for this year. Loudon added that although it would be higher, there are not enough properties for landlords to purchase.

According to ARLA Propertymark's latest figures, the average number of prospective tenants registered in each branch of an estate agency increased to 107 in August from 102 in July.

This record is broken by the previous month's record.

Data also show that [rent ](https://www.rentoncloud.com/renter) increases for tenants increased significantly in August's second month. 79% of agents reported seeing landlords increase rents, compared to 71% one month earlier.

This is the largest rate increase ever recorded, surpassing the May record of 68% for the second consecutive month.

Scotland was the region with the most properties managed per branch by a letting agent, at 251. London had the lowest rental stock with an average of 126 properties per branch.

Nathan Emerson, Propertymark's CEO, said: "The constant increase in tenant demand coupled with the declining rental stock means that we are seeing a worrying rise in rent prices for a second month. Private rented housing provides homes for around five million households in the UK. It is important that landlords are recognized for their service. The increasing pressure on landlords means that more landlords must be encouraged to enter the sector.

"We look forward meeting the Secretary of State and his staff over the next months to ensure that keeping the rent flowing remains high on the Department’s agenda moving forward. We also have a close watch on the sector for the remainder of the year because of growing concerns about house buyers leaving the buying and selling markets. This will put additional pressure on private rental sector."
